Help with PC build of about 85k

Finally decided to switch to the pc master race. I have a budget of 80k. The absolute max I can push it is to 85. I also want to somehow adjust money for a mechanical keyboard in there. But this build with prices off galaxy.pk kinda goes slightly above my budget. I can't decide between going Skylake or sticking to Haswell. I know i can probably save money if I go haswell. But idk. I guess it'd be easier to upgrade later. But heres what I have in mind atm. Just help me adjust the build into 80k somehow. I really can't go beyond 80 because there will probably be other stuff I have to buy later that i'm not taking into account. Wifi adapters, webcam and shet. Idk.

Processor: i5-6400 2.7ghz ~21000rs || i3-6100 ~ 13000rs
GPU: ASUS GTX 950 ~ 21000rs || ASUS GTX 960 2gb STRIX ~ 25000rs
Mobo: Gigabyte G1 Sniper b7 (just the cheapest ddr4 mobo i could find on galaxy.pk) ~12500rs
RAM: Kingston 8gb ddr4 ~3600rs
PSU: Corsair 450W ~ 4200rs
Storage: Seagate Barracuda 1tb ~5500rs
Monitor: Any decent 1080p monitor. Recommendations please
Casing: Again, cheapest decent casing I can find. Recommendations welcome

Should I go i5 + 950 or i3 + 960. I don't want to limit myself to virtual cores rather than real ones. If it doesn't make too much of a difference then I'll definitely stick to 6100 and 960 since its the more powerful gpu and upgrade cpu later on if needed.

Mobo: on beegeek there is a mobo that costs 8.4k and supports 2133 ddr4 ram check the site

Rest is upto u save as much money as possible cuz new gen of gpus is coming Happy gaming!

So the virtual cores of i3 won't be a problem in the future?
And if the new gen of gpus is coming then should i wait a bit longer before getting a gpu? Im going to start building around may when my semester ends. I can wait longer if its worth waiting for a successor to the 960 or a price drop.

As for the CPU saving 10 k or 50% of total value for 20-30% performance sacrifice is great deal and i3 will help u in resale in case u want to upgrade in future but if u still want a solid quad core then i wont stop u.
Yeah and waiting for something like Gtx 1070 or 1060 is well worth it...

One can use the power supply calculator from various websites and calculate that the above system would be drawing an estimated 350 w only.

Therefore a 450 watt psu will be more then enough for the above system. However if the op feels that he will later on upgrade to a better graphic with higher power draw
then by all means he can go for a better psu.

get a corsair psu around 550+ watt.. to keep it on the safe side.. thermaltake not that good in psu's quality..

Also I don't think i3 is a good move over i5 especially in CPU hungry games in future, I have read some article that GTX 960/950 bottleneck on i3 lowest frame data (stuttering) by atleast 10fps compare to i5. However avg frame rate is just 2/3 frames short. so if you dont bothered with stuttering in some games then go for i3.
