What if your house extends a few inches to the other person's plot/property?

My family is currently in the process of building a house, it is in a some sort of model town, it has other plots around it, the other plots around it are currently empty but someone is gonna building a house there sometime,

i am sure some of you will have experience in house building and property dealing stuff

my question is
when the guy next to us starts to measure his plot and our house is a few inches (or even a foot) on his plot then what will be the procedure? any of you ever been in that kind of situation? do people usually settle them between themselves? what does the law in Pakistan say about it?

if anyone could please enlighten me on this topic i would be very thankful

Lawfully he can make a case against you. You could settle it without going to the court if the other party is accommodative and you can pay him some kind of remuneration. However if he doesn't want to, the part which is trespassing could be demolished no questions asked.

Start paying him taxes!
...On the serious side.
Its not much of an issue, Things aren't so bad given the dude isn't greedy enough to sue you.

I believe you can talk it out and settle the issue through some sort of a small agreement.

I mean if i was him I'd just complain about how ugly that looks and ask you to beautify it so it doesnt look ugly... But thats me.

Yes. Societies like DHA doesn't let you get away even with inches. Just get a good surveyor and there won't be a problem.

why would you wanna cover their inches anyways ? if its by mistake than fine im sure the other plot owners over 2-3 inches wouldn't mind i mean who notices this stuff BUT if its like a foot or two that could be problematic later on.

Make sure you follow all building laws, otherwise you can get into a lot of headache. I'll narrate you an example:

There was an empty plot next to our house. The guy who owned the land started building a house on it. There is supposed to be a ~7ft gap (IIRC) b/w the house and the outer wall - his contractor being a "sab chalta hai" guy advised him to enlarge the house further, thereby reducing the gap to 3ft. We filed a complaint against him in KBCA (our house was built according to code) and the very next day, a govt. official came in to check both his violation, and any we had made. The KBCA official then gave the party at fault an option to settle with us, which we refused (if he built a second floor, the balcony would've practically edged over to our property). The guy started threatening us, but couldn't do shit lol.

Long story short - he had to give a 7ft gap b/w the outer boundary and his house, which resulted in a screwed up layout, so he sold the house.

I would advise you to measure twice, and cut once, so to speak. You never know the kind of people you'll meet - better safe than sorry.

the house building policy is that you must leave 6 ft distance between your building and your outer wall on the back side, but the contractor said not to follow the rule and said it will only matter when you resell the house.
he explained that the PDA will fine you but you dont have to pay the fine unless you decide to resell it.
its a project of PDA(Peshawar Development Authority)

are we going to have any other problem too?

just follow the rules, you won't face any problems later on

4ft is ALOT. I work in construction industry and you won't belive people fight over even 1 foot. And his move was totally justified.
i know, i said that in the first post here.

I would advise you to follow the laws.

The contractor will not have to deal with any problem later on, you will.

haha...that guy deserved exactly what he got. In the initial stage of construction, he demolished the boundary wall between our house and his, promising to build a better one as our boundary wall was leaning slightly (old house). After our complaint, he refused to build it, leaving our house open to the outside for over 2 months! Our neighbors thankfully directed their guard to watch over the open area while the dispute was being settled.

In the end, KBCA refused to let him sell his property until he built our wall.

TL;DR Got a free boundary wall too! lol

same thing here but our neighbors were better, they demolished our wall as it was leaning over to their side (old house again) and yeah they rebuilt it and even painted out side of the wall :) so yeah

Did y'all see the new Assassin's Creed trailer? They finally made a AC set in Japan & then they put a negro as the male protagonist. Ubisoft is taking cues from Disney, and it isn't gonna end well for them, just like Disney. Go woke, go broke!
