it seems that you have a good rig and there is no reason seen to upgrade it...just buy the upcoming gpu and enjoy 
if u have extra cash then go for z97 chipset board of any good brand like (asrock,asus,msi,gigabyte etc)

Getting a new motherboard would be an overkill especially when your cpu is a non K one which can't be overclocked. So those special unlocking features of a shiny new mobo would go to waste and rest of the bells and whistles of mobo never help in increasing gaming performance. You can go for the GPU upgrade but looking at your current screen res which is not even 1080p getting a 300 series GPU would also prove to be wasteful as for 900p gaming your GPU is quiet sufficient. Though if you are hell bent in upgrading your GPU then also look for a good 4k or 1080p monitor atleast to reap full advantages of that GPU. Rest seem fine.

Their ain't much difference between 900p and 1080p. Until or unless you plan on 4k gaming which would require a new monitor too their is no point in upgrading gpu. And also why waste money on expensive mobo which is enthusiastic grade build for overclocking when your processor is a non K.
Bro what about 4gb more ram,a better SSD,new mobo and do suggest me a cooling. Which is available in Pakistan alsoMust upgrade your mobo to z97
2nd thing is 4gb VRAM gpu is enough ... So Gtx 970 or r9 290 or 290x are beast under 40k
And also use CPU cooler ... Because of summer ...

Brother get r9 290x , thats it.. and for cpu cooling. use liquid cooling that cost 10k, thats it.. 8gb ram is enough, if you've budget then add another 8gb ram, but gpu is important for gaming. all overall good,:angel:

in gaming u've atleast 8gb ram...buy z97 board and also look at corsair hydro h80i water cooler,its easily available at PG aswell
